Multi-Family Code Compliance

In addition to the traditional methods of addressing code violations, the City Council has also adopted a proactive policy aimed to ensure all multi-family residential properties are maintained in accordance with adopted codes for property maintenance.

The multi-family code compliance program includes a combination of code compliance inspections of the interiors and exteriors of multi-family residential properties.  These inspections have proven to be a useful tool to safeguard the health, safety and welfare of Dunwoody citizens living in multi-family housing.

Exterior Inspections
The city’s Code Compliance Team performs the exterior inspections for multi-family residential properties. During the inspection, the code compliance team takes photographs and makes notes of potential property maintenance code violations. The code compliance team then compiles the inspection data into a concise report illustrating issues and violations on the respective property. The report is then presented to the property management of the property in question for the building owner’s immediate attention. 

Interior Inspections
In 2011, all the interiors of residential units were required to be inspected by a certified third-party inspector to monitor basic life safety issues and the general overall condition of the interior units. Each year, 20% of the residential units must be inspected with the inspection reports submitted to the city. The city maintains a list of Certified Inspectors.

Current certification requirements include: licensed design professional (architect or engineer) or one of the following certifications from the International Code Council: Property Maintenance and Housing Inspector, Housing Rehabilitation Inspector, Building Inspector, Building Plan Examiner, or Commercial Combination Inspector.
